Overview
Granite Park Capital is a vertically integrated real estate investment platform focused on the acquisition, ownership, and management of affordable and workforce housing assets across the United States. The platform operates through institutional-quality acquisition and asset management strategies targeting government-supported and income-oriented residential real estate opportunities.
Area Capital participates alongside Granite Park Capital through independently structured investment relationships focused on affordable housing and workforce residential strategies. Investments are structured separately at the project, SPV, or fund level based on the underlying asset and transaction objectives.
What It Does
Granite Park Capital acquires and manages affordable and workforce housing properties across multiple U.S. markets, including assets supported by LIHTC, Section 8, HAP, HUD, and workforce housing programs.
The platform operates through a vertically integrated model that includes acquisitions, asset management, property operations, and long-term portfolio oversight. Its investment strategy focuses on preserving and improving residential housing communities while maintaining stable occupancy and durable cash flow characteristics.
Market Opportunity
Affordable and workforce housing continues to experience significant supply shortages across many U.S. markets, driven by demographic growth, rising housing costs, and limited new development. At the same time, government-supported housing programs and income-restricted residential assets have demonstrated resilient occupancy and long-term demand across varying economic cycles.
Granite Park Capital targets opportunities where operational expertise, active asset management, and disciplined acquisitions can support both long term asset preservation and attractive risk-adjusted investment characteristics.
Platform Scale
Granite Park Capital owns and manages more than $1.6 billion in real estate assets, over 13,500 units owned across 16 states, and more than 70 properties nationwide.
The platform operates through a vertically integrated infrastructure supported by over 100 employees across acquisitions, operations, asset management, and property management functions.
Area Capital's Position
Area Capital participates in affordable housing investment opportunities through independently structured relationships with Granite Park Capital. These investments are held separately from Area Capital's private credit and alternative asset platforms and are capitalized independently based on the underlying opportunity.
Area Capital provides strategic capital participation and sponsor-level oversight while Granite Park Capital independently manages acquisitions, operations, and property-level execution.
